Uncle Feng, I should be regarded as a "small-town swot". I was admitted to a university in a first tier city and stayed to work after graduation. Although the benefits and other aspects are good, facing high housing prices, we can only rent a house to live in. I went back to the town during the vacation, and all the students who stayed in the local area bought big houses, living a comfortable and leisurely life. They envy my job, and I also envy the low housing prices in the town. When I saw on the official account that you often talked about houses, I was curious about how you thought about buying a house when you were young?
Uncle Feng:
Firstly, when I was young, I didn't buy a house, it was all about dividing houses.
Secondly, our first time buying a house was around 1995 when the company bought it, and we only had the right to live. At that time, there were no commercial housing, only units could buy houses.
At that time, young people had two options for housing. One way is to stay in the office, wait, and the unit will assign you a solution. Another way is to tinker around on my own like me. My unit has never assigned me a room. I have always found a place to live on my own, sometimes with friends, and sometimes in a bachelor's dormitory. It was all my own trouble, and eventually I built a house, and of course, it was resolved.
I have always felt that this is a choice between two attitudes towards life. One way is to choose stability and follow the steps. If you have the ability, you can buy a house. When you are young, you can buy a small one first, then switch to a larger one in your 40s, and then switch to a smaller one when you get old.
If you are willing to be free and enjoy entrepreneurship, I think renting a house is enough. And renting a house can also be done well, as long as you have certain economic conditions, you can switch between different cities. For example, if you rent a good house in Shanghai, stay for a while, and want to change places, you can also come to Beijing to stay.
I have friends around me, and I live happily renting a house. I keep changing places and never worry about the house. For example, if he wants to change jobs, he will move from Beijing to Shanghai, then change jobs, and then move from Shanghai to Shenzhen. He used the money for other investments, and the return was not bad.
For young people, the level of happiness in life varies depending on whether they choose to rent a house, buy a house within their means, or insist on buying a house within their means.
People who are powerless but insist on buying a house are likely to live in extreme pain.
I once recommended a book written by American author David Dean, "The House Slave," which tells the story of the crisis experienced by the American real estate industry.
Not only in the United States, there are many people in many places who have been working for houses for their entire lives, and their financial situation is very tight, and they cannot relax in other aspects. I don't agree with this. I think when you are young, you can buy a small house within your means. When you reach middle age and have the ability, you can make it a little bigger and then switch to a smaller one when you get older. Then you can earn money in other areas and do other things. However, in the past two years, I have found that many young people around me no longer seem to be solely focused on staying in first tier cities, and many choose to work and live in second - and third tier cities. How does Uncle Feng perceive this change? Do you think going to a second tier city is a good choice?
Uncle Feng:
If you also have the opportunity to visit various places, you will find that in terms of infrastructure, our country should now be the best in the world. Transportation, communication, logistics, and so on, all of these infrastructure are done very well. Good infrastructure actually narrows the differences between cities.
Why did everyone go to Beijing, Shanghai, Guangzhou, and Shenzhen before?
Other places, or even more remote areas, are relatively closed, with less information available in Beijing, Shanghai, Guangzhou, and Shenzhen. Transportation and logistics cannot keep up, and excellent people cannot pass through. So even if you go, you will find that there are few opportunities and it's difficult to do things there.
But now, the infrastructure is very developed, the accessibility is very good, and the service is also very good. In this situation, new first tier cities, and even some second tier cities, have rapid economic growth and increasing opportunities for personal development.
In certain industries and fields, these cities are relatively more focused and have a lot of room for development.
For example, doing e-commerce may not necessarily be worse in Hangzhou than in Beijing. Hangzhou is the "capital of e-commerce". Doing finance in Shanghai is certainly great, but there are some financial businesses that may not necessarily have to be done in Shanghai due to current technology and service conditions. In cities near Shanghai, such as Suzhou, it may not necessarily be impossible to do so. Shanghai and Suzhou are not far apart and have close personnel exchanges. It is also convenient to travel from Suzhou to Shanghai, but the cost in Suzhou is not as high as in Shanghai.
That is to say, new first tier cities and some second tier cities have made talent mobility more convenient due to changes in infrastructure. So young people have more choices - they can go to Shanghai, Hangzhou, Suzhou, or Beijing. If they feel it's not possible, they can return to a city they find suitable.
I know a young man who went to university in Beijing and chose to stay there after graduation. He worked in a highly competitive environment for a period of time. Afterwards, he hoped for a more comfortable and comfortable life, so he went to Chengdu. After two years, I found a girlfriend from Xi'an and moved to Xi'an again.
Moreover, today's young people, who have been exposed to the Internet since childhood and grown up on the mobile Internet, have faster access to information and more open ideas, so they have less fear and growing sense of security in their choice and movement.
I feel that moving between these cities, most people have no obstacles in their hearts, or in other words, the obstacles are not as big as before. In the past, many people felt scared when they moved houses.
In addition, cities are now competing for talent, which has given everyone many opportunities.
In short, due to the overall progress of society and economy, as well as the development of cities, the differences between new first and second tier cities are narrowing and opportunities are increasing, giving young people more space to choose. There are also very good development opportunities in second tier and quasi first tier cities. If you feel that there is too much pressure in Beijing, Shanghai, Guangzhou, and Shenzhen, you can switch.

问：
冯叔，我应该算是一名“小镇做题家”，考上了一线城市的大学，毕业后留下来工作。虽然待遇等各方面都不错，但是面对高房价，还是只能租房住。假期回了趟镇里，留在本地的同学都买了大房子，生活优哉游哉。他们羡慕我的工作，我也很羡慕镇上的低房价。在公众号上看到您经常聊房子的话题，就很好奇您年轻的时候是怎么看待买房这件事的？
冯叔：
第一，我年轻的时候没有买房子的事，都是分房。
第二，我们第一次买房，是1995年前后公司买的，我们只有住的权利。那时候没有商品房，都是单位才能买房。
那时候，年轻人的住房有两种选择。一种是待在机关里，等着，单位给你分配解决。另一种就是像我这样自己折腾。单位从来没给我分配过房，我一直是自己找地儿住，一会儿住朋友那儿，一会儿住单身宿舍了，完全是自己折腾，到最后盖房子，当然也就解决了。
我一直觉得，这是两种人生态度的选择。一种是选择稳定，按部就班。如果有能力，那么可以买个房，年轻时可以先买个小的，到40多岁换个大一点的，等到老了再换成小的。
如果说你愿意自由，你喜欢创业，我觉得租房就可以。而且租房还可以租好的，你只要有一定的经济条件，就可以在不同的城市切换。比如你在上海租个好房，住一段时间，想换地方了，还可以再到北京来住。
我身边就有朋友，租房也活得很幸福，不停地换地儿，从来不为房子操心。比如要跳槽了，他就从北京到上海了，再换工作，又从上海去深圳了。他就把钱拿来做别的投资，回报也不差。
对于年轻人来说，选择租房，还是在力所能及的情况下买房，以及在力所不及的情况下非要买房，这三种不同的活法，人生的快乐程度是不一样的。
力所不及却非要买房的人，大概率会活得特别痛苦。
我曾经推荐过美国作家戴维·戴恩写的一本书，《房奴》，讲的是美国房地产经历的危机。
不光是在美国，很多地方都有不少人一辈子就在为房子打工，经济上过得很紧，其它方面都不能很放松。我是不赞成这样的。我觉得，年轻的时候，在力所能及情况下买个小房，到中年了，有能力了，稍微换大一点，老了以后再换成小的。然后还可以赚其它方面的钱，还可以做一些别的事。这样会更好一些。

问：
前些年有一个观点很流行，叫“宁要大城市的一张床，不要小城市的一套房”，可是这两年，我发现自己身边的很多年轻人好像不再一门心思地要待在一线城市了，好多人选择在二三线城市工作、生活。冯叔怎么看这种变化？您觉得去二线城市是一个不错的选择吗？
冯叔：
如果你也有机会到各地去看，你会发现，在基础设施方面，我们国家现在应该是全球最好的了。交通、通信、物流，等等，这些基础设施都做得非常好。良好的基础设施实际上把城市之间的差异缩小了。
以前为什么大家都要去北上广深？
别的地方，或者更边远的地方，相对闭塞，信息没有北上广深通畅，交通、物流跟不上，优秀的人也过不去。于是，即使你去了，你也会发现在那儿机会很少，做事也难。
但是现在，基础设施非常发达，到达性非常好，服务也很好。在这种情况下，新一线城市，甚至是一些二线城市，经济增长很快，个人发展的机会越来越多。
而在某些行业、领域中，这些城市相对更聚焦，发展的空间很大。
比如说做电商，在杭州不一定比在北京差，杭州是“电商之都”。做金融，在上海当然很好，但是有一些金融业务，因为现在的技术与服务条件，未必一定要在上海做，在上海边上的城市，比如苏州，不一定就不能做。上海和苏州距离不远，人员交流也很密切，苏州去上海也很方便，但在苏州的成本没有上海那么高。
也就是说，新一线城市以及一些二线的城市，由于基础设施的改变，人才的流动更加方便了。于是年轻人的选择变多——可以去上海，也可以去杭州、苏州，也可以去北京，觉得不行，再退回到一个觉得适合的城市，都可以。
我认识一个年轻人，在北京上大学，毕业后选择留在北京，在高强度的竞争环境中工作了一段时间。之后他希望生活更舒适安逸一些，于是去了成都。过了两年，找了个西安的女朋友，又搬到了西安。
而且，现在的年轻人，从小接触互联网，在移动互联网上生长，对于资讯的接收更快，观念更开放，于是在选择、移动当中，恐惧感更少，安全感在增长。
我感觉，在这些城市之间流动，多数人心里已经没有障碍，或者说，障碍不像以前那么大。过去，不少人搬个家，都觉得恐惧。
另外，各个城市现在都在抢人才，也给了大家很多的机会。
总之，由于社会、经济的整体进步，城市的发展，新一线、二线城市的差异性在缩小，机会在增大，于是年轻人的选择有了更多的空间。在二线和准一线城市也有非常好的发展机会，如果觉得在北上广深压力太大，就可以换一换。
